Why Does Boise Need a New Sports Park? 

The Boise Sports Park and the accompanying $60 million private development would reinvigorate the neighborhood and fill multiple community needs for a moderately-sized sports and entertainment venue.

COMMUNITY NEEDS

  • A new venue for Boise School District athletics
  • United States Soccer League (USL) to bring professional soccer to Boise
  • Boise Hawks seek a modern facility
  • Youth sports growing fast (soccer, lacrosse and baseball)
  • Venue needed for dozens of events, from concerts and cultural festivals to family events

RIVER DISTRICT NEEDS

  • 25% of area buildings show deterioration
  • Property values increased only 10% in last five years, compared to 52% in the rest of downtown
  • Only two new building permits issued in the last five years

Boise's Time Is Now

  • Eleven-acre site in downtown core is likely the last parcel available for this project
  • Growing need for a public gathering space in downtown Boise
  • Modest 5,000 to 7,500 seating capacity means traffic, noise and light impacts are manageable

The Process

Fall 2017: Feasibility studies and due diligence to determine project viability and open houses to introduce project to the public and gather feedback

Winter 2017: Boise City Council/Auditorium District considers financial terms of the project

Spring 2018: Project undergoes land-use process, including multiple chances for public input, to ensure it meets livability standards for traffic, noise and light

2019: Construction (if approved)

2020: Grand Opening

Estimated Sports Park Costs and Benefits

Project financing will include multiple safeguards to ensure that the developer bears the risk not municipal taxpayers. And, by investing $3M, the City will become owners of the sports park in 20 years, an asset worth tens of millions of dollars.

ESTIMATED $36M SPORTS PARK + $4M PUBLIC INFRASTRUCTURE

  • Initial Funders
    • $5 million – Expected contribution from Auditorium District from lodging tax proceeds
    • $3 million – City of Boise general fund
    • $1 million – Contribution from private park operator
    • Land contribution of $4.8 million from private developer
    • Remaining costs would be funded via 20-year bond secured by Capital City Development Corporation, the city’s urban renewal agency
